| Casa del Rey is a 40-unit
townhouse complex located in Santa Clara, California, a few blocks
southwest of the intersection of El Camino Real and Lawrence Expressway,
a few miles from highways 101 and 280 and only a few blocks from
major bus lines.
The bus stop serving the 22
Caltrain connection, the 34
to Caltrain and the San Antonio shopping center, and the 300
to Palo Alto is only a 2 minute walk away.
Numerous stores and restaurants, including an Albertson's
grocery store, Orchard Supply Hardware, and K-Mart, are within
easy walking distance. Starbucks, located in the Albertson's shopping
center, is a short 5 minute walk away.
The homes in our complex were built in 1978, and
are typically 1680-1740 square feet in size, spread over two or
three levels. Lot sizes and shapes vary slightly, but are generally
about 1740 square feet. Refer to the map

Approximately 75% of the homes are owner-occupied.
Floor Plans
Casa del Rey homes are in 1 of 3 floor plans. Most are either
3 bedroom, 2.5 baths with living room and family room, both with
fireplaces, and a wet bar in the family room or 3 bedroom, 2.5
baths, with 1 fireplace, and a study/family room which can also
be converted to a 4th bedroom. Some bedrooms have balconies and/or
vaulted ceilings. All of our homes have an attached two-car garage
and a driveway, and a fenced back yard.
Recent Sales
Two recent 2004 sales were both in the $545,000-$555,000 range. Some additional historical sale price information is available from a variety of sources, including the Domania site (Registration with Domania may be required. Use all offsite sites at your own risk).

Homeowner Fees
The monthly assessment covers management fees, most exterior maintenance, maintenance and landscaping of the common areas, property insurance (structural, not contents), water, trash and sewer fees. Owners are responsible for electricity, telephone and cable TV bills. (Natural gas connections are not available here.) Refer to our CC&Rs for details of what's covered by the monthly assessment. Members have the option of paying their monthly assessments through automatic electronic transfers.

Management
Our association has been professionally managed for many years
by Lloyd Kohn of D&L Management. Owners, prospective buyers
or their real estate agents should contact him at (408)735-9355
during normal business hours if they have questions, requests
for information, or problems related to our association. While

Homeowners' Board
The association's volunteer Board of Directors meets every month
or two in the clubhouse. Members are always welcome to attend
the regular board meetings to share their ideas and discuss any
concerns they might have.
The Board also publishes a monthly newsletter which
announces any current activities in the complex. The newsletter
also details the dates and times of upcoming Board meetings.
Litigation
We have been very fortunate over the years to have avoided major
problems with construction defects and related litigation. We
know of no current or planned litigation of any sort involving
Casa del Rey.
Impact of Homeowner Rules
Prospective owners are sometimes intimidated by the volume of
rules and regulations. Aside from the things that members of the
Board have to worry about, most of the rules amount to little
more than common sense and the Golden Rule: pay your bills, don't
make a mess, don't do illegal or dangerous things, and be considerate
of your neighbors.
There are some differences between living in a townhouse
and living in an apartment or house. Unlike many apartments, owners
here have no neighbors above or below. Unlike most houses, homes
are connected to neighboring homes. Generally speaking, owners
own the inside of their home, and the association owns and is
responsible for the outside, including roof repairs and exterior
painting.
One of the important differences between living in
a regular house and living in a townhouse is that owners are subject
to the association's architectural control rules, which exist
to keep uniformity of appearance within the complex and to reduce
the risk of damage to parts of the complex that the association
is responsible for maintaining. Basically, this means that owners
must get permission from the association's board of directors
before making alterations to the exterior of their homes.
